Welcome from KY. You live in a beautiful place. My wife is from Washington State. There isn't a day that goes by she doesn't  ask to back to the Northwest.

I love tip-out bunks! I custom-ordered my 21-BHS with a tip-out because I like to sleep outdoors. The tip-out lets me do that, but I think in bear country I might sleep inside. I haven't quite decided on that yet.
