I AM 50 miles west of Chicago. I made some modifications on this to make it easier to hook up the water system and I also used weather stripping to seal every place there was an opining to keep the bugs and cold air out at night.
I am selling this for 7500 firm. I would not take less. I have a lot more in it. That is more than a fair price. I can't find one like this for that price. We are selling because my wife can not camp anymore. She is just not able. Anyway, it has less that 3000 miles on it. We used it once last year for 3 days and once this year. It just sits in the garage. Here is what is included,

A new tent that does not leak. The first one was horrible. This is perfect.

I am throwing in a heater and a fan.
The original bench seats and table and also a small table and two lawn chairs if you need more room. That"s the way we use it. The bench takes up too much room for us. See Pics.

8X8 instant canopy.
It has an awning but the top does not fit this tent. You can order one for Top Stitch. You can have the poles. Also comes with the curtains or room dividers.
